Great location, basic access from bus/station, calm neighborhood with much more locals than tourists, yet only a brief walk away from the sights. The property owner is extremely friendly and helpful - outstanding value for money (if you don&'t expect the Ritz, of course).

It&'s location, Franco&'s hospitality and ideal nice large spot is otherwise crowded Venice. I must make a mention that seeing boats go by behind the home is a spectacle in itself - I mean this is what you come to Venice for, sip your coffee and watch the gondolas go by with their men singing some pretty tunes

Franco was an exceptional host. He greated us as promised at our arrival time and took us up to our room. Very comfortable beds, clean bathroom and fantastic little kitchen to use for whatever we needed. There is also use of computer and wireless in case you need it and only an email and Franco comes to your help. Great location and exceptional gelato shop just around corner. Not on the canal but maybe a minute walk so Ýdeally located. Shared bathroom which I don&'t like in any situation bit it wasn&'t an issue or queues for the bathroom each morning. Great little location and would definitely return and suggest to friends and family.

It&'s not really a hostel but a entirely functional flat on its own, equipped with automatic washer and a well-stocked kitchen. We felt totally at house in this accommodation and Franco was really helpful and friendly. The double room is huge! The flat is also just close to the canal (which may be a drawback for the other room due to the fact it will be quite noisy when boats pass the flat) so we could just stand by the window and look at gondolas passing by.

When we arrived Franco already waited. As the room we booked was still engaged, Franco took us to another accomodation which was also very nice. Everything was clean and the room was ok. The accomodation is a great and keen option for individuals who don&'t desire to spend much money but have a great accomodation for their city trip. The railway station was nearby and with the Vaporettos you could reach all points of interest very fast and easily. Franco is very very nice and helps you if you have any problems.

The apartment is great. It has everything that you may need for breakfast and affordable eating at home. The rooms are clean and nice. The living room overlooks the canal so it&'s pretty gorgeous as well. Of course, a little bit noisy but that was not a problem for us. Definitely will go there again.

Franco is so helpful. He cleans all of the time, showed us how to useeverything in the house, and gave us a map too! The room, kitchen, and living space was perfect for us. Since there are only 2 rooms it was Vertu private as well. Recommend to anyone.
