There is a extremely calm setting about this gorgeous riad. Julien and his mum who run it are both lovely, and ready to help. They chatted about marrakech and gave us suggestions on different places we might like to visit, with extremely detailed directions (as a family lacking in sense of direction we managed to find way around with these directions- a bit of a first! ).

Reasonable room size and spacious bathroom with good shower. Julien generally helpful and particularly in storing baggage whilst we had a one night trip within the Atlas mountains. A piece of fruit at breakfast was appreciated but of variable quality. The location through a rather scruffy courtyard is not really attractive, but is handy for all the sights south of the principal Jmaa El Fna Place.

Julien is extremely accommodating and will do his utmost to help. Breakfast are basic but filling and can be taken on the roof top terrace, he does like to know the night ahead of what time what would like breakfast (it is ready on the dot). Rooms are compact but the extra lounge location is invaluable. Julien will store any drinks you buy within the fridge for you which is great to come back to following a hot day out. A small roof rooftop with beds that you can sunbathe on, just ask and Julien will put the cushions out and even supplies towels for the beds. Your room is cleaned daily, with points put away if left out! Sometimes this is annoying when you can&'t uncover things!

Decorated beautifully, it&'s a pretty space to be in. So relaxing. Extremely warm and friendly owners who will go out of their way to make sure you are comfortable and have all the info you require for taking on Marrakesh, and Morocco in general - good knowledge (I would recommend taking Julien&'s recommendation on the kebab spot nearby) The balconies inside the rooms overlooking the central riad courtyard is a nice touch and nice spot to sit and relax from the hustle of Marrakesh. Slightly away from the main square (10min walk - which is along an exciting street of stalls and sellers of all sorts of stuff) so nice and silent at night. Extremely safe as door is often locked and doorbell has to be rung and launched by owners from the inside, so had no issue leaving valuables inside the rooms. Also, delicious mint tea is complimentary.

This location is amazing! I have stayed in some beautiful riads in Morroco but this is the very best accomodation ever. It is far above its cost range - warm and friendly staff, awesome interior design, heating (even inside the bathroom! ) and warm water (which is not regularly offered in Marooco in accomodation of this cost range).

Den Besitzer, Julien, der uns viele hilfreiche Informationen und Tipps gegeben hat, jede Frage beantwortet hat, tolle Touren empfohlen hat und den Aufenthalt sehr, sehr angenehm gestaltet hat! Auch die Lage ist praktisch: das Riad liegt am Rande der Medina in einer ruhigen Seitenstra&se, der Platz der Gehenkten (Djemaa El Fna) ist in 5-10 minute zu Fu&s erreichbar. Das Fr&uhst&uck mit dem frisch gepressten O-Saft auf der sonnigen Dachterasse ist ein herrlicher Start in den Tag. Die Zimmer sind nicht riesig-aber typisch marokkanisch und sehr gem&utlich eingerichtet-mit Heizung. Einen so tollen Roomservice hatten wir gar nicht erwartet-jeden Tag wird gr&undlich aufger&aumt :)

Beautiful calm Riad with pretty helpful hosts, nice breakfast on rooftop terrace, cool room with balcony. We had an awesome November holiday and would definitely go back. Hosts went out of their way to offer you advice and tips about places to see.

We booked this property due to the fact of the previous positive reviews it had received on this site and tripadvisor. I have to say that it was a extremely wise decision. Marrakech was a times overwhemling along with the Riad Khabia proved a extremely welcome restbite for those moments when you just need to lie out in the sun and read a book. The place itself is extremely beautifully decorated, the room was cosy and clean. My favourite aspect however was the Riad&'s roof balcony, which was taller than most of the surrounding buildings and therefore afforded a view across Marrakech and towards the Atlas Mountains. Totally fantastic in the temperate January climate. Above all though, Julien and his mother (the proprietors) are absolutely fantastic hosts, who impart all their knowledge of what to expect as a tourist in Marrakech at the extremely beginning, and then do they can to help make your stay an superb one. No cost mint tea on offer you was also a nice little touch.

I can extremely recommend this riad to everyone who plans a trip to Marrakesh. I am really grateful for choosing Riad Khabia out of the multiple hostels/riads options inside the area, as this guest home is a calm &"home&" to come back right after a go to to the buzzing, bustling primary square, Jemma el Fna which is only 10 minutes walk away. The owners Julian and Dani are amazingly helpful, they offer you 24 hours reception and always ready to accommodate their guests&' needs. Despite our brief notice, they arranged a taxi to pick us up at the airport, also upon arrival we received a map, and detailed information from Julian about what to watch out inside the location and where to uncover the much better hammams/ cafes/ restaurants. Having European mentality, they easily emphasise with their guests. Our room was really cosy, tidied up every single day, with a unique style bathroom and a lounge to chill. A refreshing brekkie is included inside the price, which gives you a outstanding begin to the day. Also, there is certainly a well-stocked grocery shop, really close to the building which can come handy preparing for a day-long bus trip. Riad Khabia is the spot for a calm chill.
